Current property transfer duty rates
Tasmania charges conveyance duty on a sliding scale, unchanged since 21 October 2013, on whichever is greater: the unencumbered value or the purchase price.
| Dutiable value | Duty |
|---|---|
| Up to $3,000 | $50 + $0.00 per $100 (or part), minimum $50 |
| $3,001 – $25,000 | $50 + $1.75 per $100 (or part) over $3,000 |
| $25,001 – $75,000 | $435 + $2.25 per $100 (or part) over $25,000 |
| $75,001 – $200,000 | $1,560 + $3.50 per $100 (or part) over $75,000 |
| $200,001 – $375,000 | $5,935 + $4.00 per $100 (or part) over $200,000 |
| $375,001 – $725,000 | $12,935 + $4.25 per $100 (or part) over $375,000 |
| Over $725,000 | $27,810 + $4.50 per $100 (or part) over $725,000 |
The excess over each band threshold rounds up to the next $100 before the rate is applied ("for every $100, or part"); the duty amount itself is kept to the cent, with a $50 minimum. (Office of Parliamentary Counsel (Tasmania), verified 27 Sep 2026)

Lenders mortgage insurance and other costs
Lenders mortgage insurance (LMI) usually applies when you borrow more than 80% of the property’s value. It is not a government charge: premiums vary by lender and insurer, and there is no public schedule of them, so this page gives no figure. See deposit, LVR and LMI. Conveyancing, inspections and loan fees are quote-based: see complete buying costs. To add your deposit, loan repayments and the yearly cost of owning, use the true cost to buy and own calculator.
How this is calculated
Duty is charged on whichever is greater: the unencumbered value of the property or the purchase price paid. (State Revenue Office Tasmania, verified 27 Sep 2026)
Duty must be paid within 3 months of the dutiable transaction, usually settlement. (Office of Parliamentary Counsel (Tasmania), verified 27 Sep 2026)
The calculator and every figure on this page come from the same encoded rules, each transcribed from the State Revenue Office Tasmania’s published rates or the legislation and linked to it. They apply by contract date: for a contract outside 1 July 2026 to 30 June 2027 the calculator says the date is not encoded rather than guess. It does not cover companies or trusts, transfers between relatives or spouses, deceased estates, other exemptions and concessions not listed here, or the eligibility conditions each concession carries (residence, prior ownership, income). Confirm your own position with the State Revenue Office Tasmania calculator or a conveyancer before you rely on it.
