Lenders mortgage insurance and other costs

Lenders mortgage insurance (LMI) usually applies when you borrow more than 80% of the property’s value. It is not a government charge: premiums vary by lender and insurer, and there is no public schedule of them, so this page gives no figure. See deposit, LVR and LMI. Conveyancing, inspections and loan fees are quote-based: see complete buying costs. To add your deposit, loan repayments and the yearly cost of owning, use the true cost to buy and own calculator.

How this is calculated

Duty is charged on whichever is greater: the unencumbered value of the property (usually market value) or the price you agree to pay. (Queensland Revenue Office (Queensland Treasury), verified 27 Sep 2026)

You must lodge your documents within 30 days of the liability arising, usually when the contract is signed or becomes unconditional, and pay the assessed duty before you can complete the transfer -- in practice at or before settlement. (Queensland Revenue Office (Queensland Treasury), verified 27 Sep 2026)

The calculator and every figure on this page come from the same encoded rules, each transcribed from the Queensland Revenue Office’s published rates or the legislation and linked to it. They apply by contract date: for a contract outside 1 July 2026 to 30 June 2027 the calculator says the date is not encoded rather than guess. It does not cover companies or trusts, transfers between relatives or spouses, deceased estates, other exemptions and concessions not listed here, or the eligibility conditions each concession carries (residence, prior ownership, income). Confirm your own position with the Queensland Revenue Office calculator or a conveyancer before you rely on it.
