Current transfer duty rates

NSW's general transfer duty rate applies unless the First Home Buyers Assistance Scheme applies, on whichever is greater: the price paid (including any GST) or the property's market value. Unlike some other states, the rate is a continuous percentage of the excess within each band -- there is no rounding up to the next whole $100.

Transfer duty, general rate, contracts from 1 July 2026 (Revenue NSW, verified 27 Sep 2026)
Dutiable valueDuty
Up to $18,000$1.25 per $100, minimum $20
$18,001 – $38,000$225 + $1.50 per $100 over $18,000
$38,001 – $103,000$525 + $1.75 per $100 over $38,000
$103,001 – $387,000$1,662 + $3.50 per $100 over $103,000
$387,001 – $1,290,000$11,602 + $4.50 per $100 over $387,000
$1,290,001 – $3,870,000$52,237 + $5.50 per $100 over $1,290,000
Over $3,870,000$194,137 + $7.00 per $100 over $3,870,000

Duty is a continuous percentage of the excess over each band threshold, to the cent -- there is no rounding up to the next whole $100 within a band, unlike Tasmania, Western Australia or Queensland; a $20 minimum applies to the bottom band. (Revenue NSW, verified 27 Sep 2026)

First home buyers

First Home Buyers Assistance Scheme

A first home buyer of a new or existing home pays no duty up to $800,000, then duty phases in linearly between $800,000 and $1,000,000 up to the full general-scale duty; at or above $1,000,000 the general scale applies in full. (Revenue NSW, verified 27 Sep 2026)

Worked example: $900,000 established home

Lenders mortgage insurance and other costs

Lenders mortgage insurance (LMI) usually applies when you borrow more than 80% of the property’s value. It is not a government charge: premiums vary by lender and insurer, and there is no public schedule of them, so this page gives no figure. See deposit, LVR and LMI. Conveyancing, inspections and loan fees are quote-based: see complete buying costs. To add your deposit, loan repayments and the yearly cost of owning, use the true cost to buy and own calculator.

How this is calculated

Duty is charged on whichever is greater: the price paid (including any GST) or the property's market value. (Revenue NSW, verified 27 Sep 2026)

You must lodge your documents and pay duty within 3 months of the liability arising, which is usually when the contract is signed -- in practice duty is paid at or before settlement. (Revenue NSW, verified 27 Sep 2026)

The calculator and every figure on this page come from the same encoded rules, each transcribed from the Revenue NSW’s published rates or the legislation and linked to it. They apply by contract date: for a contract outside 1 July 2026 to 30 June 2027 the calculator says the date is not encoded rather than guess. It does not cover companies or trusts, transfers between relatives or spouses, deceased estates, other exemptions and concessions not listed here, or the eligibility conditions each concession carries (residence, prior ownership, income). Confirm your own position with the Revenue NSW calculator or a conveyancer before you rely on it.
