Current stamp duty rates

South Australia has no separate owner-occupier or home-concession rate -- the same scale applies to owner-occupiers, investors and established homes alike, on whichever is greater: the price paid (including any GST) or the property's unencumbered market value.

Conveyance (stamp) duty, general rate, contracts from 1 January 2025 (RevenueSA, verified 1 Oct 2026)
Dutiable valueDuty
Up to $12,000$1.00 per $100 (or part)
$12,001 – $30,000$120 + $2.00 per $100 (or part) over $12,000
$30,001 – $50,000$480 + $3.00 per $100 (or part) over $30,000
$50,001 – $100,000$1,080 + $3.50 per $100 (or part) over $50,000
$100,001 – $200,000$2,830 + $4.00 per $100 (or part) over $100,000
$200,001 – $250,000$6,830 + $4.25 per $100 (or part) over $200,000
$250,001 – $300,000$8,955 + $4.75 per $100 (or part) over $250,000
$300,001 – $500,000$11,330 + $5.00 per $100 (or part) over $300,000
Over $500,000$21,330 + $5.50 per $100 (or part) over $500,000

The dutiable amount rounds up to the next whole $100 before the rate is applied ("for every $100 or fractional part of $100"); the duty figure itself is kept to the cent. (SA Office of Parliamentary Counsel, verified 1 Oct 2026)

First home buyers

First home buyer stamp duty relief

A first home buyer of a new home, off-the-plan apartment or vacant land to build on pays no stamp duty at all, whatever the price -- there is no property-value cap. Established homes get no relief at all. The foreign ownership surcharge is never relieved, even where the duty itself is fully relieved. (RevenueSA, verified 1 Oct 2026)

Worked example: $900,000 new home

Foreign purchasers

Foreign ownership surcharge

A foreign person pays an extra 7% of the value of their interest in residential land, on top of ordinary duty. It is never relieved, even where the buyer otherwise qualifies for full first home buyer duty relief. (RevenueSA, verified 1 Oct 2026)

Lenders mortgage insurance and other costs

Lenders mortgage insurance (LMI) usually applies when you borrow more than 80% of the property’s value. It is not a government charge: premiums vary by lender and insurer, and there is no public schedule of them, so this page gives no figure. See deposit, LVR and LMI. Conveyancing, inspections and loan fees are quote-based: see complete buying costs. To add your deposit, loan repayments and the yearly cost of owning, use the true cost to buy and own calculator.

How this is calculated

Duty is charged on whichever is greater: the price paid (including any GST) or the property's unencumbered market value. (RevenueSA, verified 1 Oct 2026)

Duty must be paid and the instrument stamped within 2 months of its execution (or, for an instrument executed outside South Australia, within 2 months of its receipt in the state or 6 months of its execution, whichever is sooner). In practice this happens at or shortly after settlement. (SA Office of Parliamentary Counsel, verified 1 Oct 2026)

The calculator and every figure on this page come from the same encoded rules, each transcribed from the RevenueSA’s published rates or the legislation and linked to it. They apply by contract date: for a contract outside 1 July 2026 to 30 June 2027 the calculator says the date is not encoded rather than guess. It does not cover companies or trusts, transfers between relatives or spouses, deceased estates, other exemptions and concessions not listed here, or the eligibility conditions each concession carries (residence, prior ownership, income). Confirm your own position with the RevenueSA calculator or a conveyancer before you rely on it.
