Will I pay land tax or CGT? A scenario checker

Pick your situation. Each checker runs the same facts through Victorian land tax, duty and federal CGT rules, and shows where the answers split.

Why the answers diverge

  • Renting out a former home can stay fully CGT-exempt under the six-year rule while still being land-taxable: the land tax absence exemption reads a different income test.
  • Off the plan, duty can be nil (it reads the dutiable value) while the First Home Owner Grant is refused (it reads the contract price).
  • The same block can owe nil land tax, then several hundred dollars a year, then nil again, purely from scheduled threshold changes.

Counts of legal provisions in research/rules-kb-vic-coverage.csv: Federal CGT (ITAA 1997) · Victorian duty (Duties Act 2000) · Victorian land tax (Land Tax Act 2005).

Each engine is checked against real ATO and State Revenue Office worked examples before it computes anything live. Where a provision isn't encoded, the checker says so instead of guessing.

Limitations: what Delora's rules produce for the facts entered, not personal tax advice. Land tax, VRLT and duty are Victoria only; CGT is federal. Confirm your own situation with the ATO, the State Revenue Office or a tax professional.
