Current conveyance duty rates
A buyer who will live in the property as their principal place of residence for at least a year pays the lower "eligible owner occupier" rate -- not limited to first home buyers. Above $1,455,000 this converges with the investor rate at a flat 4.54% of the whole dutiable amount.
| Dutiable value | Duty |
|---|---|
| Up to $260,000 | $0.28 per $100 (or part) |
| $260,001 – $300,000 | $728 + $2.20 per $100 (or part) over $260,000 |
| $300,001 – $500,000 | $1,608 + $3.40 per $100 (or part) over $300,000 |
| $500,001 – $750,000 | $8,408 + $4.32 per $100 (or part) over $500,000 |
| $750,001 – $1,000,000 | $19,208 + $5.90 per $100 (or part) over $750,000 |
| $1,000,001 – $1,455,000 | $33,958 + $6.40 per $100 (or part) over $1,000,000 |
| Over $1,455,000 | $4.54 per $100 of the whole value |
An investor (or any purchase that is not an eligible owner occupier transaction) pays the higher general rate. Above $1,455,000 this converges with the owner-occupier rate at a flat 4.54% of the whole dutiable amount.
| Dutiable value | Duty |
|---|---|
| Up to $200,000 | $1.20 per $100 (or part) |
| $200,001 – $300,000 | $2,400 + $2.20 per $100 (or part) over $200,000 |
| $300,001 – $500,000 | $4,600 + $3.40 per $100 (or part) over $300,000 |
| $500,001 – $750,000 | $11,400 + $4.32 per $100 (or part) over $500,000 |
| $750,001 – $1,000,000 | $22,200 + $5.90 per $100 (or part) over $750,000 |
| $1,000,001 – $1,455,000 | $36,950 + $6.40 per $100 (or part) over $1,000,000 |
| Over $1,455,000 | $4.54 per $100 of the whole value |
The excess over each band threshold rounds up to the next $100 before the rate is applied ("for every $100, or part of $100"), the same convention as Western Australia; above $1,455,000 the flat 4.54% rate applies to the whole dutiable amount, not just the excess. Lenders mortgage insurance and other costs
Lenders mortgage insurance (LMI) usually applies when you borrow more than 80% of the property’s value. It is not a government charge: premiums vary by lender and insurer, and there is no public schedule of them, so this page gives no figure. See deposit, LVR and LMI. Conveyancing, inspections and loan fees are quote-based: see complete buying costs. To add your deposit, loan repayments and the yearly cost of owning, use the true cost to buy and own calculator.
How this is calculated
Duty is payable within 14 days of the transfer being registered with the registrar-general; interest and penalty tax can apply if it is not paid by then. (ACT Parliamentary Counsel's Office, verified 27 Sep 2026)
The calculator and every figure on this page come from the same encoded rules, each transcribed from the ACT Revenue Office’s published rates or the legislation and linked to it. They apply by contract date: for a contract outside 1 July 2026 to 30 June 2027 the calculator says the date is not encoded rather than guess. It does not cover companies or trusts, transfers between relatives or spouses, deceased estates, other exemptions and concessions not listed here, or the eligibility conditions each concession carries (residence, prior ownership, income). Confirm your own position with the ACT Revenue Office calculator or a conveyancer before you rely on it.
