Distance is not the same as access

A property that is technically close to a station, shop or school can still be genuinely inconvenient to reach on foot if the route involves a steep hill, a missing footpath, an unlit path, or a busy road crossing without safe pedestrian infrastructure. Straight-line distance on a map tells you very little about actual walking experience.

What actually determines walkability

Footpath continuity (does it exist the whole way, or disappear partway?), crossings and their safety, slope, lighting, shade in summer, and accessibility for a pram or wheelchair all matter more than raw distance. Protected cycling infrastructure and secure bike storage matter similarly for anyone considering cycling as a regular option. Car dependency has a real ongoing cost

An area that effectively requires a car for daily life — because walking or cycling to services isn't practical — carries an ongoing cost beyond the obvious: vehicle purchase and running costs, parking, and the time cost of driving rather than walking or cycling shorter trips. This is a genuine trade-off against a lower purchase price in a more car-dependent area, not a free saving — the Australian Automobile Association's own Transport Affordability Index puts a typical capital-city household's transport spend at around 15.8% of its income.

Common mistake: checking a property's distance to a station or shops on a map without ever actually walking the route — the real experience often differs substantially from the straight-line distance.
